If you’re anything like me, then you’re always on the lookout for new and interesting sims 4 floor plans to try out.
With so many different options available, it can be hard to know where to start. To help you out, I’ve compiled a list of 15 of the best Sims 4 floor plans that I’ve come across.
Hopefully, this will give you some inspiration for your next build!
Sims 4 Floor Plans
1. 20x 20 Patio House: Creator floorplans.enna
Looking for a small starter home for a sim living on their own or a small house for a couple? This 20×20 patio house from floorplans.enna is perfect!
I love how it’s all open plan living downstairs with a guest bathroom and covered patio and then a bedroom and bathroom upstairs for your sims to enjoy some privacy.
This home would look perfect on a lot that has reviews or sea views so that your sim can look out and enjoy the scenery while they’re relaxing at home.
2. 2. 50×40 4 bed, 5 bath House: Creator rollos_floorplans
I always find building a big house a bit scary to build, but when I came across this 50×40 4 bed, 5 bath house from rollos_floorplans I knew I had to give it a try!
This floor plan is amazing and would be perfect for a large family or sims who love to entertain.
The ground floor has a huge open-plan living area with a dining room and kitchen that would be perfect for hosting dinner parties or big family gatherings.
There’s also a guest bedroom and bathroom, downstairs as well as a pool and basketball court for your sims to enjoy.
So you can finally have sims stay over without they having to invade your private space upstairs, having said that you can guarantee if you haven’t locked doors upstairs your sims guest will choose to walk past the guest bedroom and bathroom and choose to use upstairs instead.
The Thing that I love the most though about this house is the pantry I can’t wait to use this awesome CC panty pack to give the pantry an amazing makeover.

3. 64×64 park/community space Creator rollos_floorplans
I always find the current world parks a bit boring, and I never really use them.
But this 64×64 park/community space from rollos_floorplans is perfect! It has everything that a sim could want in a park, from a playground, to a lake and massive seating area and patio
There’s also a cafe for sims to grab a coffee or bite to eat while they’re enjoying the park and something that you don’t normally see at sims park, but I think is great a library.
I know in real life a library is just a library, but in the sims, I find them a bit of a waste of space as you get there and most of the time there’s never anyone there apart from your sims. So I think it’s a great idea to incorporate it into a park.
This would be perfect for a town or city lot, and it would really add some life to the neighborhood!

4. Starter Home 30×20 2 bedroom 2 bathroom: Creator floorplans.enna
Board of the in game starter homes and looking for something new? This 2 bedroom starter home from floorplans.enna is the one.
This home has an open plan living area with a kitchen and dining room, as well as a covered patio where your sims can relax and enjoy the outdoors without getting too hot.
I love the fact that unlike some of the EA starter homes there’s enough space to add a pool too and they’ve also managed to make one of the bedrooms an ensuite.
I love doing challenges when my sim either starts off with nothing and zero simoleons or the standard 20k there given.
So when I have some more time I’m going to give this house plan a try and see what’s the cheapest I can build it for.
5. Micro House 20×15: Creator floorplans.enna
Looking for ideas for a micro house? This 20×15 house from Creator floorplans.enna 20×15 home is ideal!
This tiny home has everything that a sim needs, from a bedroom and bathroom to a small kitchen and living area.
6. Little Farm 30×20: Creator floorplans.ennafloorplan (5)
This build would be perfect for a living of the land time of challenge or just challenge where a sim starts with a shack and as they earn money they can start expanding their house.
7. 40×30 3 houses: Creator rollos_floorplans 404
I always wish EA Had enabled row houses in the Sims 4. I think it would be great if my favorite sims could live right next to each other and there was a way to easily visit each other without a loading screen (maybe they’ll bring a sort of open world in sims 5).
In the meantime, though the next best option is to find a 40×30 lot and make these 3-row houses and have all your favorite sims move in under the one household.
It would take some setting up, but with locking certain doors for other sims and using the SNB bank account mod (If you’ve never heard of it it’s a mod where sims can have their own bank account and allows them to have their pay deposited directly into their own account)
This is another thing I’ll be adding to my list to test out in the future. It makes me sound like I never play the Sims. I do it’s just I say I’ll try something new next time and then I’ll make a new sim and just end up doing my favorite style of gameplay, but I’m going to make more of an effort over the next few months and try out some different challenges and building ideas.
It has always been at the back of my mind, but one day I might start doing makeovers of all of the worlds.
8. Apartment 46: Creator rollos_floorplans
Does your sim live in the Jasmine Suites Apartments in San Myshuno, are you wanting to give it a makeover, but struggling with ideas for it? Then this sims 4 floor plan Idea is perfect.
9. 20×20 Little Cafe: Creator floorplans.ennafloorplan
Want a cute little cafe your sim can visit with friends or for a date or a little cafe that your sim could run as a business? This sims 4 floor plan is perfect for both.
10. 30×20 Family Home: Creator rollos_floorplans
Wanting to design a home that’s not too big, but also has enough space to fit a family of 4 or 5 Sims? Then I’d recommend giving this house plan a try.
I love how it’s all open plan downstairs with the kitchen, living, and dining areas. It gives your sims plenty of opportunities to interact with each other while they’re doing different tasks.
There’s also a large outdoor area which is perfect for sims who want to relax by the pool in the sun or have a barbecue with friends.
But the aspect I like the most is that there is a double bedroom downstairs with a bathroom, which would be perfect for a teenage sim wanting some space or for elder parents who have moved back in with their daughter or son to live out their final days.
11. 50×50 mansion/castle: Creator rollos_floorplans
Have you ever wanted to try building a castle/mansion-style house? Then you need to try this floor plan as it’s just so amazing.
I love how there’s so much space both inside and out. The house itself is huge, but then you also have a large courtyard and grounds.
There are plenty of places for sims to explore and relax.
I don’t think I’d have the patience to sit down and create this one, but eager to scroll the gallery and see other simmers interpretations of this.
